First home buyer stamp duty in every state (2026)

Stamp duty is often the biggest cost after the deposit. For first home buyers the rules vary hugely between states, and several changed in 2025 and 2026.

Established homes, owner-occupier, contracts in late 2026. New homes and vacant land often get bigger concessions (in Queensland and South Australia, new homes are exempt with no price cap).

State by state

  • New South Wales: First Home Buyers Assistance Scheme: no duty on homes up to $800,000; concessional duty up to $1,000,000. Vacant land: no duty up to $350,000; concession up to $450,000.
  • Victoria: First home buyers: no duty up to $600,000; concession tapers to $750,000. Off-the-plan concessions may also apply.
  • Queensland: First home buyers: new homes and vacant land to build on are exempt (contracts from 1 May 2025). Established homes: no duty up to $700,000, with a rebate that phases out at $800,000.
  • Western Australia: First Home Owner Rate (agreements from 7 May 2026): no duty on homes up to $600,000, then $16.15 per $100 over $600,000 up to $800,000. Vacant land: no duty to $450,000, then $20.14 per $100 up to $550,000.
  • South Australia: First home buyers: no duty on new homes, off-the-plan apartments and vacant land (contracts from 13 February 2025), with no price cap. No relief for established homes.
  • Tasmania: The first home buyer duty exemption for established homes ended on 30 June 2026 and was not extended. There is currently no first home buyer duty concession.
  • Australian Capital Territory: Home Buyer Concession Scheme (from 1 July 2026): no duty, with no price cap and no income test, if no buyer has owned property in the last 5 years and one buyer lives in the home for at least 12 months.
  • Northern Territory: No first home buyer duty concession. The House and Land Package Exemption removes duty for any buyer purchasing a house-and-land package from a builder (contracts 1 July 2022 to 30 June 2027) who lives in it.

Victoria, the NT and the NSW and Victorian concession formulas are modelled from secondary sources because the official pages couldn’t be read automatically. Always confirm with your state revenue office before you sign a contract.
